Summary of payment terms and conditions

All our charges are in Thai Baht (THB)
Payment within 48 hours after arrival - we accept in cash ONLY.
We DON'T accept credit cards, bank checks, bank transfers, etc.
All our room rates have to be prepaid on a monthly basis.
We expect your first payment upon check-in, and then on a month by month basis and upon check-out.

For first time guests, we charge a 5'000 THB security deposit - which is refundable.

Price change will be published here.

Please book early - there is NO charge,
if you need to cancel or change your booking.

Electricity and water are NOT included in the room rate.
Electricity is 9 THB per kWh and water is 45 THB per 1'000 liters.

The electricity and water bill will be charged
and must be paid ​at the end of the month.

Additional services will also be charged
​and must be paid at the end of each months.

WLAN Internet and maid service (room cleaning) are included in the room rates.
All maintenance fees for your studios are included in the room rates.
